Terms and Conditions
1. Entity Identification
Rural Escape, Lda, a private legal entity with VAT number 516511181, hereinafter referred to as “Rural Escape,” is responsible for the tourist operation of Quinta do Candeeira.
The accommodation operates under the Local Accommodation (Alojamento Local – AL) scheme, duly registered in the National Register of Local Accommodation (RNAL) No. 120714/AL.
All legal information, including company name, VAT number, registered office (Rua da Aldeia, 13, 4520-524 Sanfins, Santa Maria da Feira, Portugal), and AL registration number, is available on the Rural Escape website (https://ruralescape.pt) and in the physical and digital Complaint Book.
2. Scope and Acceptance
By making a reservation, using the services, or accessing the facilities of Quinta do Candeeira, the guest acknowledges that they:
- Have read, understood, and fully accept these Terms and Conditions;
- Recognize that electronic acceptance has the same legal validity as a physical signature;
- Accept that subsequent changes do not affect already confirmed reservations;
- Understand that the terms in force at the date of the reservation are applicable.
Rural Escape reserves the right to modify these Terms at any time, with the terms in effect on the date of reservation always applying.
3. Reservations
Reservations must be made exclusively through Rural Escape’s official channels: website, authorized platforms, or direct contact.
Confirmation is valid only after:
- Availability is confirmed;
- Payment of the deposit or full amount is received;
- A confirmation email or document is sent.
The information provided must be accurate, complete, and up to date. The guest is responsible for any incorrect information.
4. Payments
All prices include VAT at the legal rate in force, unless otherwise specified.
Rural Escape may require partial or full payment at the time of reservation.
Deposits must be paid within 5 working days of the reservation unless otherwise agreed.
Accepted payment methods will be communicated at the time of booking (card, bank transfer, MB WAY). Cash is not accepted.
5. Cancellation and Changes Policy
Cancellation conditions depend on the rate type and are clearly indicated at the time of booking.
In case of no-show, Rural Escape reserves the right to charge the full stay amount.
Changes are subject to availability and may incur additional costs.
Prepaid or non-refundable reservations will be explicitly indicated, and acceptance of these conditions is mandatory at the time of booking.
6. Check-in and Check-out
- Check-in: From the time specified in the reservation.
- Check-out: By the time defined by Rural Escape.
Early check-in or late check-out requests depend on availability and may incur additional charges.
Guests must present a valid identification document at check-in, as required by Local Accommodation law.
7. Use of Facilities
Outdoor common areas (gardens, pathways, leisure areas, pool, tennis court) are shared and not exclusive unless otherwise agreed in writing.
Rural Escape may allow use by third parties for private events, ensuring balanced management of spaces.
Any event will be communicated in advance to affected guests.
Rural Escape may temporarily close common areas for maintenance or safety reasons without prior notice.
8. House Rules
Quinta do Candeeira prioritizes tranquility, rest, and contact with nature.
Guests must respect the rest of other guests, especially during nighttime, in accordance with the General Noise Regulation.
Parties, events, or behaviors causing disturbance are not permitted.
Rural Escape may terminate the stay immediately, without refund, in case of serious breach of rules or law, while ensuring the consumer’s legal rights.
9. Pets
Pets are not allowed inside units or buildings.
Outdoor presence of pets requires prior notification and acceptance by Rural Escape. Pets must:
- Always be under the owner’s supervision;
- Be on a leash where applicable.
Owners are responsible for hygiene, safety, and any damages caused.
Assistance dogs, properly identified and with valid documentation, are always allowed, including inside units, according to applicable law.
10. Liability
Rural Escape holds civil liability insurance as required by law.
It is not responsible for loss, theft, or damage of personal property.
Use of facilities, natural areas, and activities is at the guest’s own risk.
Failure to follow safety rules is the guest’s full responsibility.
11. Data Protection
Personal data is processed in accordance with GDPR and used exclusively for:
- Reservation management;
- Communication with the guest;
- Compliance with legal obligations.
The website provides a Privacy Policy and information about cookies strictly necessary for technical operation, along with adequate security measures.
12. Pool and Tennis Court
The pool and tennis court are common areas shared between guests and authorized event participants. Exclusive use is only possible with prior written agreement.
Use is at the user’s own risk, and:
- Children must always be accompanied by a responsible adult;
- Basic safety rules must be followed.
Rural Escape is not responsible for accidents resulting from improper use.
13. Force Majeure
Rural Escape is not liable for failures or cancellations due to force majeure events, including but not limited to:
- Natural phenomena;
- Interruptions of essential services;
- Pandemics, strikes, or legal restrictions;
- Other events beyond the company’s control.
In such cases, reservations may be modified or canceled without additional liability.
14. Governing Law and Jurisdiction
These Terms and Conditions are governed by Portuguese law.
Any dispute will be resolved in the courts of the district of Quinta do Candeeira, without prejudice to the consumer’s legal rights.
15. Complaint Book
Quinta do Candeeira provides a physical and digital Complaint Book, as required by law.
The competent supervisory authority is ASAE.

16. Alternative Dispute Resolution (ADR)
Under Law No. 144/2015 of September 8, consumers may use Alternative Dispute Resolution entities, including:

ADR use is voluntary and does not exclude the right to bring claims to court.
